买卖房子,新加的mortgage 想换银行。自己卖出的房子,在completion date前几天从这房子的LOC取钱还20%的mortgage,然后在completion date那天拿到卖房款的同时还LOC的欠款,同时在律师那儿操作?

这里面好像有个先后顺序问题。

当然可以,具体操作是在银行签字的时候进行的。

如果可行那就太好了。我只是记得Jason Wang在哪儿说过,在completion date之前要清除LOC,也就是必须将欠款全还清(不知道我是否记错了)。如果那样的话恐怕不行了 icon_sad.gif

FOR EXISTING LINE OF CREDIT SHOWING
ON CREDIT REPORT, THE BANK MAY REQ. YOU TO PAY IT OFF AT CLOSING, IF, WE HAVE AN ISSUE ON DEBT SERVICING RATIO.
IT'S NOT A MUST FOR EVERY CLIENT. THE BANK MAY REQ. CLIENT TO PAYOUT / CLOSE SOME CREDIT FACILITIES IF THE TOTAL BORROWING IS TOO MUCH....
AS PART OF THE CONDITION FOR MTG APPV. SOMETIMES WE ASK CLIENT TO PAYOUT/CLOSE CREDIT CARDS, CAR LOANS, STUDENT LOANS, ETC ETC.

HOWEVER,
AFTER WE GIVE YOU AN APPV AND SENT MTG INSTRUCTION TO YOUR LAWYER'S OFFICE. YOU COULD APPLY A =====NEW===== LINE OF CREDIT TO
PAY DOWN EXISTING MTG FOR THE PURPOSE OF LOWERING YOUR PRE/PAYMENT PENALTY. WE HAVE NO WAY TO TRACK THIS SINCE IT WAS DONE
AFTER MTG ADJUDICATION.
