2年和5年的房贷的不同?

贷款经理offer 2年,2.59%,5年3.09%

在我看来越低越好,再说现在满大街5年的2.99,我也没理由接受3.09

但是当他把文件拿给我签的的时候,赫然写着5年3.09%

我说当时我说了要最低的,几年不要紧

但是他解释说,如果审核两年的,需要根据什么bench mark

虽然给的是2点几的利率,但是要根据5点几的利率作为标准来审核我的资格,那么我的收入不合格

可是不是只有浮动的才那样审核?2年固定也要吗?

here is why,


1-4 yr fix rate (AND VAR. ) ---- 用的是较高的审批“理论”利息例如5%, 也就是说即使2年的利息是2.59, 在审批的时候还是按5%
来算。 而不是实际上的 2.59.

客户选择5年FIX 的话, 银行就可以按实际的利息计算,
例如, 您说的3.09.

那么, 问题就在这里: 假设客户收入是100,000

为了得到1-4年FIX (利息较低) , 那么审批的金额就比较少
(因为是按5% 来审批的。 )

要是用5年FIX RATE, 309, 那么审批的金额就比较多。

所以说 要看您的贷款额以及收入来做这个评估。
如果我申请的贷款额对于我的收入来说绰绰有余, 那么我的
选择很多。 1-5 FIX / VAR 都可以。

要是我的收入就不是很够, 希望最大程度的审批最大的贷款,
那就选择5FIX RATE.

- 估价300自己出 - 如果是DEAL 小的, 这个300元就影响利息。
实际利息就不是299

- 分摊期, 25 不是30. 对于想每个月少给的 ,不行。

- 没有信用额度,LINE OF CREDIT 对于想以后将还款的本金再拿出来而不要再审批的, 不行。

hi,

这个是满地可银行的一个“特价” 所以加上这些条件,
这都是公开的,也没有什么可以隐瞒。
我想, 您在BMO做其他的贷款利息,1-4FIX/VARIABLE
NOT - LOW RATE 5YR 299,
就没有这些条件限制。

RB 现在没有这个MATCHING 的 OFFER
前1-2年BMO 做 299 时 RBC 也说可以做299
但是条件是一样 “苛刻” 但是目前没有MATCH.

反正看看清楚苛刻条款,了解了, 可以接受的话, 这个一个非常好的利息。

我上面已经讨论了,

比如说, 您的贷款很小,只有几万元, 这个 5YR 299 要那个300估价费;
那和其他OFFER 3.09 有什么区别 .

有的人注重还款后可以再通过LOC 拿钱出来用的, 这个也不好使。
