曾經看到網上有朋友找好律師,我沒有很多經驗,但我有個不好的經歷,寫出來共大家參考。
我們才買了APARTMENT, 第一次購房,也沒什麼經驗和熟人,就全憑realtor的推薦找律師。他給了我一個名單,有廣東華和英語,各三個。因為我們想在月底拿鑰匙,他說因為現在是買賣高峰,lawyer們都很忙,不一定能如願,先聯系看。我先打廣東話律師,兩個沒人接,一個要到八月,價錢780。我們想可能現在中國人買房的多,try喜人。這個Chack的名字排在第一,就打了。Chack不在,前台讓聯系他的助理,susan. 問了文件事宜,告訴她我們要在月底交清,她說沒問題。末了詢價,她先問房價,然後說750。(i confirmed that's the total charge.)我還問她怎樣付款,她說不用擔心,從銀行和收款一起付。於是我們放心地讓銀行和REALTOR傳文件給她,其間聯系過幾次to confirm with the doc.receiving, 她從未提及長價。直到今天早晨8:00到他們的OFFICE簽字,才第一次見到Charles,發現律師費變成了570+450+tax=1068,問他,他說susan發了email,我們因該知道每項費用。他本人不知有750是怎麼。
事倒如今,我們不可能再換律師,如果我們想在月底完成。但我想知道公道,所以事後我打電話給susan, 得到答復如下:()為我的回答。
1,我從未給你開過價,我紀錄每次和顧客的談話內容,如果有開價,我會有note.現在我看我的紀錄,沒有note. 你可能和別的律師報價混淆了。
(我總共詢價兩次,780 和750, 一個cantonese speaking, 一個English speaking, 就是你們公司。名單是我的realtor 給的,此外我沒有其他資源。)
2. 那極有可能是你的realtor說的,我沒有報價給你,750的價錢我們是不可能做的。
(我的realtor從未替你報過價,他從業30年,他知道自己在座什莫;如果你沒有報價紀錄,請問你有我詢價的記錄嗎,在我們第一次電話聯系時,我有沒有問過價?)

(試想你買東西或服務,你是會先搞清楚價,還是不用問價,只照單全負?我想你和我都不會silly like that.)
4.我沒有給過750的價。我從來都是給客人break down, 你有break down?
(我沒有break down, ‘cause i ve told u i would like to know the total amount which will be given to YOU. i am sick with break down, people like use it to trick others. i mentionedit in our first conversation. )
5.I never gve u that quote. you must talked to other girls in our offices, we ve gott' 8 girls here...
(ok, except you and receptionist, i even didn't get any chance to talk with lawyer, chack till this morning. and each time if i wanted to know the movement of my case, i was always requested to leave message to you if u were not in. can you figure out whom i might speak to in these days, and can i talk to her again? )
6. no, sorry, it's hard to find out now. but we won't do it as this price since it's rush...
(if you could tell me at the beginning, or u clarified it in these days, I may consider it's a good reason to increase the price , but now..., as u said other girls did wrong thing to you, i can not understand, is this your job or others? you will lose your business in the future if it happens often.
我也和我的realtor說了此事。他很震驚,他說i can not believe any reason could increase price like that, it's almost 30%. 他說他要聯系chack to figure out what's going on? but so far i ve not received anything from him. but i believe he is a quite reliable person, i will let your guys know the answer from Chack.
my lesson is:
1. 不但看房,談價是細活,後面的手續更是細活。不能急,否則容易被人鑽孔子。
2。什麼驗方師,lawyer, mortgage 等等,找信的過的朋友推薦為好。
3。事前多問。(我勞工事後多問,早上會單位一問,同事說750 是當前市價,)哎。馬後炮,被我踢回他的屁股上。
