I have been renting out my properties out for some years, so far it has been good to me, tenants are from all walks of life, here are some my advices that i think they would be helpful for others here.
1. Interview your potential tenants.
Ask questions, and chat with them face to face. you will get much more information from face to face chat, you can chat about anything, not just about the renting, pick up any topics to get the feeling about this person.
2, get them to fill out some personal information, previous landlord, DL, DOB, Employment, credit information if possible. Don't be afraid if they do not want to give out, it is your right to get them if they want to rent your place.
3. Don't make decision right way, give a day or two for reference checking.
4. make sure you can access the properties during the renting period by adding that you need to check the place for minor maintenance once a month or two month in the contract. this will prevent people doing bad things inside your property since you will have to right to check it regularly.
5. never rent out to single mother with kids, that = problem. single dad is not too bad. but no single mom.
6 check reference, talk to the previous landlord, again make the chat longer if possible, feel the tone of the landlord. some landlord will do anything to get a bad tenant out, if you feel even slightly it might be the case, Do Not rent to that person.
7. once it is rented out, get the rent on time every single time, make a big fuss if it is lately. It does not mean you are a mean landlord, it means you stand your ground firmly, and paying rent on time is the rule.
8. fix problem asap if there is any, tenants paying rent, you provide problem free place for them.

documents everything and seeking for legal action, play some dirty tricks if you can find any on them. most important thing is keep yourself in control, don't let your anger take over.
oh, one more thing, don't put your rent below the market value, slightly higher will get you better tenants.
It's quite true not rent to someone at very low rate. I will say sorry to someone bargaing again and again, even leave the place unoccupied for a few month.
