想问问各位， 如果APARTMENT里面的WINDOW裂开了（但没有掉下来）， 应该怎么办？ 要通知STRATA 还是自己找WINDOW PROFESSIONAL 去修？ 价格怎么算？

如果是外窗，如果不是你自己打破的，物业负责换，打电话写email都行。

没听说过房客或者房东自己打破的不用负责。所有物业Bylaw都有这么一条：

(2) An owner, tenant, occupant or visitor must not cause damage, other than reasonable wear and tear, to the common property, common assets or those parts of a strata lot which the strata corporation must repair and maintain under these bylaws or insure under section 149 of the Act.

意思说，就算是物业负责维修和维护的，业主也不可破坏，换言之，破坏了，就要负责修好，或者支付相关费用。

自己不修？那么好，物业也可以帮你换，但是费用要charge back给房主，或者经由保险公司直接向房主索赔。你看哪个好？
